June’s TRREB numbers have been published and they are very strong. Days on market is down to 13 days, average prices are up 11% reaching $1,089,536. The supply of housing for sale is decreasing as is the supply of homes for lease. In September, tens of thousands of College and University students return to the classroom. The total wave of tenants and buyers will swamp our market. Rent prices will rise 25% over the next 4 months and condo prices will soar. MLS condo sale listings in the 416 have dropped to 1320, not too far off the April 2019 numbers of 1100.  MLS condo rental listings have dropped to 4400 (from 8200 in October 2020), roughly double the April 2019 number of 2100. This shows the quick recovery from the terrible recession that COVID-19 brought to the condo real estate market.  Condo prices in the 416 have already recovered from the losses last year.  I predict that by August 2021, Toronto’s rental market will have made a full recovery with prices back to early March 2020.  If you are looking to rent in the 416 ..read more

From June 2020 through late November 2020, condo buyers could expect to pay less for a condo in the 416 than 6 months prior.  This “COVID discount” amounted to an approximate 8-10% reduction in price.  This is now over. 416 condo inventory on MLS peaked at 3,700 units in mid-October.  As of January 4/21, just 1,781 units were for sale in the ‘416.’  Generally, from early January, the inventory of units shoots up weekly.  By the end of February/21, we would expect 2400 units for sale.  The actual inventory on March 1/21 was 1204 units for sale.  Obviously, the ..read more

HERE IS “THE SCIENCE” Two people have died of COVID-19 under the age of 19.  Two.  How is it possible that we are playing silly games with the opening and closing of schools?  How are teachers not safe?  Obviously, children have some immunity to COVID-19.    321 people have died in Canada of COVID-19 under the age of 60.  1039 people have died under 70 years of age.  Let’s put this in perspective; 8511 people died of the flu in 2018.    What are we doing running around with masks on and shutting down our economy? We now know the mortality rate of COVID-19 is somewhere around 0.1% to 0.2%. This is very similar to the seasonal flu (a study in Norway just confirmed this again). It is almost entirely harmful to very sick older people (in long-term care facilities), and others with serious pre-existing conditions. Knowing this likely means that everyone else is safe from dying of the COVID-19 infection. Public Health Ontario on May 23rd reported that 70% of all COVID deaths are 80+ years old. As of now, Sweden has reported 19,621 COVID-19 infections by way of testing, with 2,355 COVID-19-related deaths. The population of Sweden is estimated to be around 10,230,000. Sweden opted for a different response to COVID-19. They chose herd immunity versus mass quarantine and shutdowns. They believed that their hospitals could manage the surge without a quarantine.
