I moved here with a roommate back in July, we paid everything correctly and before move-in. About a month in we’re told someone put in our deposit incorrectly and it went to our utilities for three months so we had to pay again. (It was all separate money orders so im not sure how that happened). Now, were told they didn’t think they needed to cash the check at a bank and their scanner didn’t read the numbers or something? At first he was the perfect tenant: banking job, spent most of the day at work, no pets, no kids, and he quickly signed a 1 year contract. This was 8 months ago, everything good. Like 4 months ago he asks me if he can install some furniture in the home. I ask what it is, he says a table and some bed he likes. I say sure go ahead. Hello. I live in MA. So I moved into my apartment and gave my landlord first, last, and security. Upon 2 weeks of living there i noticed my fire alarm wasn’t even installed and there were roaches. The landlord “sent” his contractor but he never showed. I sent the landlord a list of things I noticed (holes in the walls, fridge physically missing handle, roaches , chips in bathtub) with pictures and he told me if i wanted to break my lease i could. I moved into my place on March 10th and right before I did my landlord painted my bedroom. It’s been about 6 weeks since I moved in and everyday I come home it smells very strongly of paint. When I come home I keep my front door and my one window open so it can air out. I’m worried that the VOC concentration is off gassing and ruining the air quality in my place. Alex and Bob are both my tenants. Alex and Bob live next door to each other, with Alex on a small multifamily property and Bob in a single-family house. Alex complained to me that Bob makes a lot of noise late at night, intentionally, to bother Alex. Both properties are on small lots in suburban LA County. No other occupants of the multifamily property have reported late-night noise, though I have not explicitly asked them. Are landlords supposed to be aware of any bite waivers with tenants who are wanting to rent? Backstory: my sister got bit in the face by a pitbull/chow dog and is now dealing with facial numbness and infection. Looking for advice on what I should do with my property border. The neighborhood is gentrifying, but those who have moved in next door have allowed their children and teenagers to rip up the bricks original to my historic property, to throw trash onto my side, and other things. I currently rent and don't own property, but am interested in buying. Originally, I was looking at buying a condo in Chicago and renting out a second room to help cover the mortgage. When talking to a mortgage broker, he mentioned the idea that I could buy a multi-unit building, live in one of them, and rent out the other units.
