I am requesting feedback from landlords on what they might do if they were in this situation. Or, what I should do and how my next conversation with my landlord should play out. My family and I just moved 1000 miles across the country into our new house. I found the home on Zillow and was able to contact the property manager immediately. We conducted a virtual walk through of the home on March 25th, where the tenant was moved out and the house completely vacant. She was requesting an April 5th possession/lease start date. Hopefully this is the right sub to post! I'm starting to help the family manage a couple of properties. Curious what software people use. Very unique situation for me here, meaning I help manage several properties across different countries (e.g. US, Canada, and UK). Currently, parents are handling the taxes side of things + finding tenants (I sometimes help do the showing for properties where we are not using an agent, in those cases I'm using text with the agent). Hello all, Love the financial, operational, project management aspects of property management but unfortunately this industry seems very stuck in its ways of not allowing any flexible scheduling/remote work. It's frustrating coming to a leasing office every day; not only are we working on-site somewhere, we can be interrupted by any number of issues at any time. Backstory: I live in a mix-use building (commercial spaces below, residential above) in Los Angeles county. The building was sold back in 2020 and placed under a new property management company. As the leases have come up for renewal for the business below, the owners have chosen to leave because new PM has raised prices by thousands of dollars (I've lived here for years and know the owners). Sorry if this isn’t the right place for this but not sure where else to go. Basically I’m thinking of buying a property which runs on electrical heating, however the electricity, water supply and plumbing has all been turned off and drained for around 6 months. What are the potential “dangers” of it being turned off for so long? Guys I need some help/advice. So I’m pretty new to property management. I’ve been an assistant property manager in Seattle for a year now, but in my situation, as a resident for my own apartment and I don’t know what to do. I am a PM that's uses Showmojo as my scheduling and marketing software for my listings. Overall it's a great product. However I run into constant problems with using their application screening service for credit and criminal background searches. Constant no reports found. Support just blames Experian. I end up refunding the applicant which costs me out of pocket. The only reason I keep using it, is because I can incorporate my application fee into the total cost of running the screening.
