Anyone had to relocate a 48’ cmp storm water pipe on a property and if so what did it cost you? I'm currently working a deal for building a resort-style condominium complex in the Caribbean. The deal looks really attractive and I'm looking to move forward. I have financing options lined up but I need working capital to fully realize them. We have been approved for a commercial lease. Supplied all of our financial info, tax returns, etc. We just received the contract for the retail space. It says we must supply them with semi-annual profit and loss reports of our business. I have never heard of this before and seems very much over controlling and frankly none of their business. Hi, About 10 months ago I was hired by a company to handle the property management for their apartment building and commercial portfolio. I am the only property manager on staff (no asset manager or anyone else in the office doing real estate) but the apartments has building managers luckily but the commercial portfolios building operator was not hired as the previous one left. When I started really the only info about the buildings was about the rent rolls and tenancy agreeements. No past history of the building, no repair and maintenance info, no trades info. I want to start off by saying I love the grind and dedication it takes to succeed in this business. I have no inclination to skim by and live off the work brought in by others but my mentor's guidance has been limited to nonexistent. The asset classes I specialize in are land, industrial and office in Southwest Florida. With literally no guidance besides "just call owners and offer a BOV" my cold calling skills after a year as a broker are terrible.
