I will keep this somewhat vague for anonymity purposes but here are the details
Listed for $375k, nearly completely renovated, but needs a new septic which is being quoted as $40k+. Located in the northeast within an hour and a half of a major city. Most of the other houses in the area are under contract and are going for over asking within a week of being listed. This house has been sitting on the market for 4 months. Hello,
Whether I'm on realtor/redfin/zillow/<insert website> they always show ___ days on market for each property. How accurate is that? For example, I'm looking at Seattle within the city limits and there are a lot of listings (new construction townhomes specifically) where they have been on the market for 30+ days, or sometimes even longer (saw one over 80 days).
with redfin's market demand/trends/insights (yes taken with a grain of salt/directional insight at best) its saying homes (it doesn't delineate between type - home/townhome/condo) in Seattle typically sell in 5 days, and mos ..read more

Hello, I'm currently looking to purchase a CO-OP in Queens for around $275k. I'm becoming apprehensive about the approval process by the board. We are looking for a real estate agent to list our home and would like advice on how to negotiate for the best commission rate for us. We live in a fairly competitive suburan Seattle market but things have definitely slowed down with the higher interest rates. I'm in the process of purchasing a house. The seller wants 7 days after closing and change of possession to move out. The reason being that they need the house sold to fund the closing costs of the house they purchased. They're an older couple. I was suggested to give them 4 days of a grace period then each day after to charge them. (Motivate them moving out sooner than later). This would be included in the contract. Should I continue or is it too risky? I fear they may take their time or worst case scenario they just stay in.

We just closed on a house two weeks ago with an FHA loan. We haven’t moved in yet because we’ve been doing small repairs and updates but plan to be fully moved in within the next two weeks. Yesterday my husband and I went to the house to have the refrigerator installed and noticed a key lock box was installed on the carport door and a padlock was drilled into and installed on the shed in the backyard. California - sold home.
Husband and I divorced on paper due to reasons but still “together”. He is in Italy and can’t come back due to immigration status and has no bank there but I plan on leaving back to Italy in a couple years as well.
We sold the home, and signed and he asked for all funds to be sent to my account but title company refuses to send the full amount since we are not both on the account for wire.
I tried adding him onto my account but bank won’t add him unless he is physically at the bank for verification.

I have a friend that wants to buy my home from out of state. They would like to sell their house before purchasing mine, but would like to move into the area first. What are the pros and cons of letting them move into the house and renting the property while their home is listed for sale? When their house sells then close on my home. I was thinking of a 3 month rental agreement. Is this a big no no, or have you heard of a situation that it worked? What paperwork would be necessary? Virginia US

my neighbor's daughter is considering selling her completely paid-off rental house BUT her former maybe current husband's name is on the deed.
Husband disappeared 3 or 4 years ago but nothing has been done legally to declare him dead.
the neighbor is saying that the daughter has talked to lawyers and the only option is to sell the property to the state, which doesn't sound right.
is there anyway to acquire the property before the husband is finally declared dead in 3 or 4 yrs legally?

I interviewed 3 realtors to sell my condo and narrowed it down to two. My place is in the suburbs of a major, east coast metro area, which is fairly hot still (though maybe slightly less than before). The place is in good condition and has updates. I live out of the area, so I definitely need someone I can trust.
Which would you pick? Or should I keep looking?
